Ebbsfleet is the first UK garden city to be planned in over 100 years; 15,000 homes along with 5.5 million square feet of commercial space and two million square feet of retail and leisure space are being created in a project spanning 15 years to date. Newcrest has been working with Land Securities and Henley Camland since mid-2014 to plan and deliver the first new commercial space in Castle Hill, Eastern Quarry. In June 2016, Newcrest acquired four parcels of land in the centre of Castle Hill, the first phase of three village developments. During the lead-in time, Newcrest has worked closely with the landowners, the Ebbsfleet Development Corporation and other stake holders to define a workable and desirable mix of uses in the first of three villages.
Castle Hill will be an exciting location to live, and there are plans to provide an appropriate mix of space, including circa 10,000 square feet of commercial ground-floor space anchored by a leading food store, a family-orientated public house, a hotel and over 50 apartments. An excellent medical facility is also planned.
The design, and ultimately the delivery, of the scheme are challenged by the topography, the ground conditions and the existing transport infrastructure layout. Through the early engagement with the land owner, Ebbsfleet Development Corporation, and the various stakeholders, Newcrest has mitigated these challenges and has designed a scheme which is not only deliverable but is desired by the occupiers and will be an inviting place to live.
